CANCELLATION FEE: For reservations made less than 60 days in advance, 100% of the rental fee must be paid to confirm a reservation and is non refundable. Once a reservation has been confirmed, if there is a need to cancel any reserved night for any reason, rental payments are only refundable if we are able to rebook the property for the same dates at the same or more of rental rate. The cancellation policy applies to any change that results in the cancellation of any night (s) reserved. All cancellations, regardless of whether or not we are able to rebook the home will be assessed a $150.00 processing fee. Cancellations for reservations for any cancelled nights during Christmas or New Years weeks will incur a $300.00 processing fee. If the balance of the rental fee and security deposit is not received 60 days before the scheduled arrival it may be considered a cancellation and will be handled as outlined above.
